Bookings
How can I book a room?
You can book your room through our website. Just follow the steps one by one! If you visit one of our residences and have already decided to make a booking, our team will assist you in formalizing your reservation.
The first payment to be made will be:
- Deposit: stays from 1 to 12 months, the amount is €750. This payment must be made at the time of signing the contract. Refundable at the end of your stay, once it is confirmed that there are no damages to the property or outstanding rent payments.
Up to 45 days before the start of the contract, you must make the payment equivalent to the last month’s rent.

What documents do I need to present at check-in?
The following documents are required:
- A personal identification document, such as an ID card or passport. If you are under 18, your tutor or parent must also bring their ID card or passport.
- A visa, if required to live in Portugal.
- An enrollment confirmation or acceptance letter from your university or study center.
- A passport-type photo.
- The signed contract. If you are over 18, you must sign it yourself; if you are under 18, it must be signed by your parents or legal guardians.

What is the cancellation policy?
What happens if I book a room but my visa or university admission is denied?
If you cannot obtain the necessary visa or if your university application is rejected, your booking will be canceled free of charge, provided that you present official proof of the situation.
- For a visa refusal, you must submit the official document proving the denial.
- For a university rejection, you must present proof of the refusal.
For both cases, proof must be submitted within a maximum of 7 days after issuance.

Is the price of double rooms per person?
How can I make payments?
You can make payments through two methods:
- Bank transfer: Our team will provide the bank details.
- Card: directly at the reception.
Is the deposit refundable?
The deposit is a security amount used to cover any damages or losses that may occur in the room, common areas, inventory, or residence in general (except for normal wear and tear), or for any other breach of the contractual obligations.
The deposit amount, minus any reasonable costs incurred due to a breach of contractual obligations, will be refunded as soon as reasonably possible, using the same payment method originally used, once the inspection stated in the contract has been completed at check-out, and in any case within a maximum of 60 days after the end of the contract.

What is included in the room price?
Your monthly fee includes:
- All utilities (water, electricity, air conditioning, and internet).
- Access to facilities and common areas, except for the padel court, which has an extra fee.
- Bi-weekly room cleaning service.
- 24-hour security in the residence, so you always feel safe and comfortable.
- Parking for bicycles and scooters.
What is not included?
In addition to what is already included in your monthly fee, you may also enjoy optional services for an additional cost, such as:
- Self-service laundry.
- Car and motorbike parking.
- Kitchen utensils.
- Padel court rental.
- Bed linen and towels.
Can I have visitors in the residence?
Yes, you can have visits from friends and family.
- During the day, you can receive one visitor at your convenience. If you wish to receive more visitors for a special occasion, just inform the reception. (no extra cost)
- During the night, you may invite one person to stay overnight in the residence, without exceptions. Each night has a cost of €20 starting from the first, and it is mandatory to notify reception at least 48 hours in advance.
In shared rooms, overnight stays of third parties are only allowed with prior written authorization from your roommate.
